New Apartments Coming near King William, The Viceroy (now known as The 1010.)

The recently cleared plot of land at the intersection of West Guenther and South Flores will soon feature an apartment development, The Viceroy. I drive by this intersection almost daily as my office is located just a few blocks south at the intersection of Cevallos and South Flores. I’ll enjoy watching this project go up as much as I’m enjoying watching Steel House Lofts going up now. The Viceroy, Steel House Lofts, and Cevallos Lofts will greatly increase the density in the area and bring with them new amenities for the neighborhood. The developer of The Viceroy, Landbridge Partners, recently successfully rezoned the old Lone Star Brewery. Keep your eyes on my post and I’ll update as I learn more about the plans for the brewery.

***UPDATE*** The new name for the location is The 1010. I’ve added them to my list of Places to Rent in Downtown and Southtown.

Historically, every king needed a viceroy.

So it’s appropriate that the King William area welcomes The Viceroy, a mixed-used development in the Southtown neighborhood that broke ground on Tuesday at the corner of West Guenther and South Flores streets.

The 48,000-square-foot building will have about 5,800 square feet of commercial space on the first floor, which could be used as light office or retail space, said Sunshine Thacker, the owner of Landbridge Partners, the project’s developer.

I see San Antonio moving in the direction he speaks of with our city, county, and VIA electing to move forward with their light rail plans and also with the continued work of the HemisFair Park Area Redevelopment Corporation as they finish their master plan that will lay out the future renewal of HemisFair.

DRIVE through any number of outer-ring suburbs in America, and you’ll see boarded-up and vacant strip malls, surrounded by vast seas of empty parking spaces. These forlorn monuments to the real estate crash are not going to come back to life, even when the economy recovers. And that’s because the demand for the housing that once supported commercial activity in many exurbs isn’t coming back, either.

By now, nearly five years after the housing crash, most Americans understand that a mortgage meltdown was the catalyst for the Great Recession, facilitated by underregulation of finance and reckless risk-taking. Less understood is the divergence between center cities and inner-ring suburbs on one hand, and the suburban fringe on the other.

It was predominantly the collapse of the car-dependent suburban fringe that caused the mortgage collapse.

September First Friday News

First Friday tonight (Sept. 2nd) will have a lot happening in Southtown. Today marks the start of Fotoseptiembre and Blue Star will be featuring the work of the late Chuck Ramirez.

Today will also be the launch of the HemisView Farmers’ Market in Lavaca (located at the corner of Labor St and Cesar Chavez.)

Come on out and enjoy all of the excitement.

**Also, a few of the mobile food trucks are reporting that they will be attempting to find places to set up, though no location has been confirmed.

Here are the trucks that may be riding around: Say.She.Ate TX, Rickshaw Stop, and Seoul Grill.

Drove by the intersection of Cesar Chavez (Durango Blvd) and Labor St this afternoon. This picture shows they are well on their way to hosting tomorrow’s inaugural Farmers’ Market. The event begins at 3pm and goes to 7pm. They plan to have the market every First Friday of each month. This will be a wonderful addition for Lavaca, Southtown, and all of Downtown.

So now I’m off to purchase a canoe

Growing up in East Tennessee where lakes and rivers were abundant I used to love to canoe. I was so excited to hear recently that now I can canoe right here in my neighborhood of Southtown. In early August the San Antonio River Authority dropped its requirement that permits are needed to paddle on two parts of the River Walk Expansion. One can now paddle in the King William section and in the Eagleland section in Southtown.

You may also see me driving around with the canoe strapped to the roof of my Xterra as I can now also paddle in Woodlawn Lake, South Side Lions Park, Miller’s Pond, and Elmendorf Lake.

So next time you’re out at Academy Sports buy yourself a canoe and join me. I can’t think of a more peaceful way to end a day than canoeing and taking in the views of the King William homes from the river.

S.A. Cycle’s one year anniversary in Southtown

I am proud to call Jessica and Zach friends and neighbors. I applaud them in the risk they took to open S.A. Cycles and the success they have had in the past year. I’ve used their bicycle repair services a couple of times this year and would recommend them to anyone. They provide a great service to Southtown and to the many cyclist that ride the Mission Trail.
